Roof cleaning is priced by the size of your home, not by you measuring your roof. Pick your home size, how many stories, and what your roof is made of, and we do the roof math behind the scenes, the same way we price it on the phone. Tile roofs cost more because every tile has to be treated gently, and metal costs a little more for the extra care it needs. Two-story prices on our chart often come out lower than one-story at the same home size, and that is not a mistake: it is the same chart we price from on the phone, and every roof is different — your final price is always confirmed on the call. Our roof cleaning minimum is $449.
Two ways to clean a roof, two honest prices. The basic brush and blow-off clears loose leaves, pine needles, and debris off the roof — no wash, and gutters are not included; it is the right call when the roof itself is sound and the mess is sitting on top of it. The full soft wash is the deep clean: a gentle treatment that kills algae and moss at the root and takes the black streaks with it. Most homes need the blow-off between washes and the soft wash when the streaks and moss show up, and we will tell you straight which one your roof actually needs.
Every roof we clean is a soft wash. That means gentle, low pressure and a treatment that kills algae and moss at the root instead of just rinsing the top off. High pressure has no business on a roof; it chews up shingles and cracks tile. The black streaks you see on most roofs are algae, and cleaning them off is part of the wash, not an extra. Heavy moss is a different animal: it gets the full treatment, and the moss prevention add-on keeps it from coming right back.
Leaving debris on a roof is asking for trouble in every season. All summer, dry leaves and needles cake up in the sun until they are tinder. If a fire starts nearby, or your neighbor's house catches, one ember landing in that pile can set your house off too, in the country and in tight neighborhoods alike. Then the rain comes and the packed debris does not wash down. It holds water against the roof until it seeps in, right in the middle of the roof, before the water ever reaches your gutters, and moss holds that moisture there while its roots work under the shingles. And cleaning your gutters without cleaning the roof only buys you a little time: the roof debris washes down and re-clogs them. Roof and gutters belong together.
